Leilani Estates (first image above, dated 1/12/14, active listings) has a reputation for being a nice subdivision, with all paved roads, a homeowner's association, a ballfield and playground, and CC&Rs that keep the neighborhoods looking lovely. It's in Lava Zone 1, so prices have been dropping recently. It could be time to find that bargain.
2/15/16 Update: 15 homes are listed, 4 of which are under $150,000; 43 1 acre parcels are on the market. The lowest priced is $15,000.
Hawaiian Paradise Park (second image above, dated 1/12/14, active listings) is between Pahoa and Hilo. Prices are trending upward in this subdivision as the lava flow (mentioned in my previous posts; see HVO website for the latest) has caused uncertainty and speculation is that parts of Puna will be cut off. HPP is in Lava Zone 3.
2/15/16 Update: HPP has 106 homes on the market - a precious few are under $150,000. There are 209 buildable lots on the market with the lowest priced being $18,000
